300, 302 and 304 Tunxis Road, 42 Deer Run Drive Rear and Access Parcel from Deer Run Drive Located Between 20 Deer Run Drive on the East and Lands of the State of Connecticut on the West - Application (IWW #696) of Terra Technologies Group, LLC; Francis E. McInnis and Lipman Realty Incorporated (record owners and/or contract purchasers) (Mark J. Zweifler, authorized agent), requesting approval of an Inland Wetlands and Watercourse Permit to conduct certain regulated activities which may have an adverse impact on a wetland and watercourse area. (South West Branch of Trout Brook) The applicants are proposing a residential development of a property of 269,710 s.f. plus an access drive for a rear lot. Construction activities within 150 feet of a watercourse include site grading, construction of a storm water detention pond, with a new bridge brook crossing; improvement of bridge approaches within areas not designated as wetland soils development of a non-wetland soils area east of Tumbledown Brook within a regulated buffer area with sixteen (16) residential luxury condominium dwelling units. The residential units will be placed outside the mapped 100-year flood plain. The existing access driveway will be replaced with a new driveway. Determined to be significant and scheduled for hearing on April 2, 2001; re-scheduled to May 7, 2001 at the applicant's request; decision deferred to June 4, 2001.)
