2867 Albany Avenue - Application (IWW #725) of Avonridge, Inc. (Bruce Hoben, Planner), requesting approval of an Inland Wetlands and Watercourse Permit to conduct certain regulated activities which may have an impact on a wetland area. The applicant is proposing a sixteen (16) lot one-family residential subdivision. Proposed lot sizes will range in size between 31,650 s.f. and 284,510 s.f. Regulated wetland activity proposed"

1.

install open arched culvert over watercourse for entry to project;

2.

construct residential street within 150 feet of wetlands;

3.

construct septic system or portions of systems on Lots 1, 3, 4 and 6 within 150 feet of wetlands;

4.

construct septic system and portion of house on Lot 5 within 150 feet of wetlands;

5.

re-grade area within 150 feet of wetlands on Lots 10 and 15 in conjunction with installation of septic system.

6.

construct storm water discharge point and detention system on Lot 16 within 150 feet of wetlands.

7.

place fill in wetlands (1000 square feet) on north side of Albany Avenue in conjunction with road widening required by Connecticut Department of Transportation.

2867 Albany Avenue - Application SUB #265) of Avonridge, Inc., requesting approval of a sixteen lot subdivision to be called "Old Stone Crossing". The developer is requesting a waiver of several subdivision standards including: 1) sidewalks; 2) granite curbs; 3) maximum length of a cul-de-sac; 4) pavement width for length cul-de-sac. The proposed subdivision is being submitted under open space development requirements of the zoning ordinances of the Town. (Section 177-13 of the West Hartford Code of Ordinances) (Submitted for TPZ receipt on May 6, 2002. Public hearing scheduled for June 3, 2002; continued to TPZ public hearing on July 1, 2002.)
